Badali Properties is proud to provide clean, newly renovated units to lease. Our buildings are two to six family units that are meticulously maintained.  Some of our units have central air conditioning and heating.  Many apartments are centrally located to downtown Roselle Park and walking distance to the train station.  On site parking is available on some properties. 

Policies / Rules

Tenant responsibilities:

Monthly rent paid on time

Rent is due on the 1st of each month with a 5 day grace period.  Rent received after the grace period will have a $50 late fee added.  Eviction filings will begin for rent not received by the 7th day of the month. 

Security Deposit
  • A month and a half rent must be collected for security on the apartment.  All security deposits will be held in an interest bearing account as per N.J.S.A. 46:8 – 19 through 26.
– Utilities
  • Tenants are responsible for electric, gas and cable. No satellite dishes are allowed. The landlord will provide water.  All water or gas leaks must be reported immediately to keep a safe environment for all tenants.  Unreported water leaks that lead to damage will be the tenants monetary responsibility.
Cleanliness Expectations
  • We take great pride in maintaining our properties and strive for pest free clean units. It is expected and required that all of our tenants keep their rental units clean and properly dispose of food.   All common areas must remain clean and free of debris and trash to maintain a pest free environment.  Pest control is on the 3rd Thursday of every month and every unit is treated
Tenant Parking
  • Many units have a parking space provided.  One car per unit  if available.  Do not block other tenants’ cars. Unauthorized vehicles will be towed at owner’s expense.
Appliances
  • All apartments are furnished with a working stove and refrigerator.
Pets
  • Pets are not allowed unless agreed upon with the landlord prior to moving in.  Any tenant with an unauthorized  pet may be subject to an eviction as per the lease.
Garbage Removal / Cleaning
  • Garbage will be taken out regularly according to the town’s schedule. It is the tenants responsibility to  follow the town’s trash and recycling rules and guidelines.   Each property has trash and recycling bins for tenants to deposit their trash bags and recycling. Keeping our rental units and common areas clean and free of debris and trash is important to keeping pests and vermin out. We can not do it alone, every renter must do their part to maintain a clean place to live.
  • Hallways and common areas will be cleaned semi regularly. No personal items are permitted in common areas, as per the local fire code.
Apartment Access
  • Apartment access must be granted if there is a water or gas leak as stipulated by law. Please report to us if there are any leaks or constantly running water so we can remedy this immediately. We will notify you within 24 hours if our maintenance person needs to access your apartment.Hallways and common areas will be cleaned semi regularly. No personal items are permitted in common areas, as per the local fire code.
  • Changing locks is a violation of the lease agreement.  Any lock change must be made through  our maintenance team.
